Selling Your Siena Home

Siena is a place you might call home today but might have to leave for a new adventure tomorrow. Jobs change, circumstances change, and families grow or shrink – now you are considering selling your home in Siena. The fact that there are almost 10 new home builders currently building homes in Siena presents a unique challenge to selling your home. Some questions you might think about:

  • How can I sell my Siena home for the most money?
  • How do I convince someone to buy my home instead of a new home?
  • How can my agent leverage the home builders to help me sell my home?
  • How do I price my home versus new homes?
  • How is a resale home better than a new home?
  • How can a Guaranteed Home Sale Program help me sell my home FAST?

These are all important questions that you should consider and that you need answers for from the agent you hire to sell your home for the best price. Some agents think that selling a home in a “new home community” like Siena is no different from any other home – they’re wrong. For answers to these questions and any others you might have, CONTACT ME and I’m happy to help however I can and be a resource for you.

Find Out How Much your Siena Home is Worth

I can’t answer all those questions right here, but will leave you with one quick observation that I share with all potential buyers and sellers in new home communities that I hope gives you some perspective. new-house-price-bufferIn the same subdivision, new homes sell for 10% more than the same home as a resale. The rule is not always 100% accurate but I find it to be generally true. This rule means it is very important that you know how much a brand new home like yours is being sold for right now. While selling your home in a situation like this adds a layer of complexity, there are still plenty of things you can do to maximize the amount you net from the sale of your home. If you have your own questions or want answers to some of the questions I posed above, drop me a note and I’ll be happy to help any way I can.
