New Apartment Community Development Next to Siena

A new apartment community is under construction on Siena’s south side – I’m sure you’ve notices the 3-story buildings going up near CR 110 and Sofia Pl. Wilson Capital is developing a new luxury apartment project at this location.

“Sommery” will be a new residential community located in Round Rock. It offers 300 “luxury contemporary” units in 6 buildings and a clubhouse constructed by Clark Wilson, the general contractor of the project. The neighborhood will have resort-style amenities including a swimming pool, outdoor grills, coworking spaces, a gym, a dog park, and more.

The community is designed to offer the convenience of urban living, balanced by parks, pools, and a sense of space that makes you feel relaxed and refreshed. This master-planned community has a lot to offer for an apartment community.

This Class-A apartment community is located at 5540 Sofia Place Round Rock and offers pickleball courts, tennis courts, a resort-style pool, fitness gym, dog park and more.

New properties in the community raise number of concerns among Siena Residents. The most common ones are the effects of this new project and similar developments, on home values, traffic flow, and school attendance/zones.

  • Home values – The owners living directly behind the new community will be affected the most as they are closest to the new project. The apartment community could limit the appreciation for those homes as compared with other homes in Siena as they now are now overlooks an apartment building instead of green space our their back door. Overall, Round Rock market conditions will persistently raise value. Property owners will experience population growth thus added traffic.
  • Traffic flow – As noticed in recent months, traffic in the neighborhood is becoming increasingly congested. But with road developments, the community will be able to cope with the changes. Williamson County will certainly keep an eye on traffic numbers in the area and planned a future expansion of CR 110 years ago. New bond money will have to be added to complete a project like that.
  • Schools and attendance zones – As the population grows, attendance zones will shrink as school enrollment rises. Schools in the area constantly anticipate potential problems and will address them when they arise. Under the current school boundary maps, this community will be zone for Kerly Elementary, Hutto Middle School and High School.

    Hi Kyle, you are offering so much info for Siena. Thank you for your time. Is there any chance you could give this type of info on the apts on 110 by the RV building ? It was started a year ago we we still do not know much about it. Thank you

    Do you know what type of buffer will be installed along the Sardinia drive homes boundary. So far they installed large stones but there is a gap between the stone and our fence line.
