What We’re Seeing

January in Siena was a behind-the-scenes activity month.
While there were no closings during the month, that doesn’t mean buyers stepped away. In fact, pending listings jumped to 6, signaling that buyers are actively making decisions and lining up closings for the coming months.
At the same time, active inventory dropped from 26 homes in December to 20 in January, suggesting a combination of homes going under contract and some sellers reassessing their timing.

Pricing and Pace

Pricing remains steady on a price-per-square-foot basis, holding right around $185 per sq. ft., which lines up closely with late-2025 sales. That consistency reinforces that Siena hasn’t seen meaningful value swings — even as days on market remain elevated.

Siena continues to be a market that rewards patience:

  • Buyers are deliberate
  • Homes take longer to sell

Well-priced homes still move, but not overnight
