What We’re Seeing

Siena maintained strong momentum through June. With 34 active listings, 13 pending homes, and 12 closed sales, the market showed healthy activity and good balance as we moved into summer. Buyers continue to engage, and homes are selling efficiently when priced appropriately.

Activity Remains Robust

June delivered another month of solid volume with 12 closings and a healthy pipeline of 13 pending homes. The increased inventory from May has given buyers more options, and demand is absorbing that supply well without stalling.

Homes Are Selling Faster

One of the standout improvements this month is the pace. Closed sales averaged just 19 days on market — the fastest we’ve seen in 2026. Active listings are averaging 55 days, which is reasonable given the higher number of homes available. Well-presented and realistically priced properties are moving noticeably quicker.

Pricing Holds Steady with Strong Results

Pricing remained consistent month-over-month. Closed sales averaged $441,408 and $171.07 per square foot, while active listings held at $178.44 per square foot. The 97.17% close-to-original-list-price ratio is particularly strong, showing that sellers are achieving excellent results when they meet the market.

The Big Picture for Summer 2026

Siena is experiencing a productive and balanced summer market. After a slower start to the year, we’ve seen sustained activity through the spring and into June, with good supply for buyers and steady demand keeping things moving. This feels like a healthy seasonal environment where both sides have reasonable opportunities.
