Strong Spring Activity Continues as Inventory Expands and Sales Pick Up

What We’re Seeing

Siena’s spring market continued to build momentum in April. After a solid March, we saw even stronger activity with 13 closed sales — the highest monthly total so far in 2026 — along with a healthy pipeline of 10 pending homes. At the same time, inventory expanded noticeably as more sellers brought homes to market.

This combination is creating a more active and balanced environment heading deeper into the spring season.

Activity Is Strong and Converting Well

The pending activity from earlier in the year turned into real closings this month. Thirteen homes sold and another ten are under contract — clear evidence that buyer demand remains steady. Buyers are out and engaged, and the market is absorbing homes at a healthy pace.

Homes Are Selling Faster — But Buyers Still Have Time

One of the most positive shifts in April is how quickly homes that do sell are closing: just 36 days on market on average for closed sales, a big improvement from the 100 days we saw in March.

Active listings, however, are now averaging 69 days on market. This makes sense with 29 homes currently available — buyers have more options to evaluate, so they’re taking their time. Properly priced and well-presented homes are still moving, but this remains a market that rewards patience and realistic expectations.

Inventory Is Expanding

After several months of relatively tight supply, active listings rose to 29 in April (up from 20 in March). This gives buyers more choices while still keeping the overall environment from feeling oversupplied. New listings are entering the market as sellers take advantage of spring demand, helping create better balance.

Pricing Remains Stable

Pricing in Siena continues to hold steady rather than showing any dramatic movement.

  • Closed sales averaged $179.05 per square foot
  • Active listings sit at $178.84 per square foot

The strong 96.23% close-to-original-list-price ratio shows that motivated sellers are getting solid results, even with more inventory available. Buyers still have some negotiating room, but the numbers reflect a healthy, stable market without clear upward or downward pressure.

The Big Picture for Spring 2026

Siena is experiencing a normal, active spring market. Compared to the slower start of the year, we’re seeing consistent demand, good conversion from pending to closed, and enough new inventory to give buyers breathing room. It’s a far more balanced environment than the ultra-tight conditions in some other neighborhoods.

The Takeaway

This is a healthy setup for both buyers and sellers. Sellers who price realistically and prepare their homes well are seeing good results in a reasonable timeframe. Buyers have more options than they did earlier in the year, but desirable properties are still moving to contract when priced right.

Overall, the Siena market feels productive and stable as we move through the busiest season.
