After a quiet start to the year, Siena is showing real signs of life as we enter the spring buying season. Activity is picking up with more homes selling and a solid pipeline of pending contracts, yet the market remains balanced and measured.
March delivered the strongest month of 2026 so far: 11 closed sales and 12 homes under contract. That combination points to genuine momentum building.
Activity Is Accelerating
The first quarter tells a clear story of improvement:
- January was quiet on closings but built the pending pipeline
- February began converting that activity
- March delivered strong results on both closed sales and new pendings
Buyers are more engaged now, and that energy is finally showing up in the numbers.
Homes Are Moving Faster — But Still Require Patience
One of the most encouraging shifts this month is the pace. Active listings are now averaging just 43 days on market — a significant improvement from the 95+ days we saw earlier in the year.
Closed sales still averaged 100 days, which reminds us this is not yet a fast-moving market. Buyers continue to have options and are taking their time to evaluate properties carefully. Properly priced, well-presented homes are gaining traction more quickly, but patience remains important on both sides.
Inventory Is Stabilizing
After several months of declining inventory, March saw a modest increase to 20 active listings (up from 17 in February). This suggests new sellers are testing the market as spring arrives, keeping supply relatively steady rather than tightening further.
At this level, Siena feels more balanced than constrained — buyers have choices, but not an overwhelming amount.
Pricing: Holding Steady with Normal Variation
Pricing in Siena continues to reflect the mix of homes selling rather than a broad market shift.
- Active listings are averaging $179.89 per square foot
- Closed sales came in at $171.05 per square foot
This spread is healthy and consistent with recent months. There are no clear signs of declining values — just the normal month-to-month movement we expect in a neighborhood of this size. The 92.64% close-to-list ratio shows buyers still have some negotiating room, but motivated sellers are getting deals done.

Siena is transitioning into a more active spring market. Compared to the first quarter of 2025, we’re seeing stronger closing activity and a healthier pipeline, even though the overall pace remains more measured than in tighter neighborhoods.
