Development Update: New Businesses on Limmer Loop

In one of my recent development updates, I shared about the commercial space under construction at 101 Limmer Loop, next to the Siena Market stores. In this development update, I want to share with you recent news and changes to the current project and give you more information about what to expect in the coming months.

Construction Update

Under the original project timeline, the building was to be complete by the end of Summer 2023, but as you can tell from the last time you drove by, the work is still underway. There have been a few construction setbacks that have caused delays and those delays are on-going. The owner hopes to have the building completed by the end of 2023 or early 2024 with tenants in place. One of the current issues the owner is working to resolve involves the water and sewer provider and the capacity allowed. Retail tenants require very little sewer capacity but food service tenants require more. The owner has to work out the sewer capacity limits with the sewer provider before any new food service tenants can be signed.

Signed Tenants

Currently, two different businesses have signed agreements to take occupancy once the building is completed. One of those tenants is a sports bar and the other tenant is a smoke shop. Both businesses are currently unnamed. I’ll release more information about signed tenants as it comes available to me.

Potential Tenants

With two tenants already signed, there is approximately 5000 sqft of space remaining – enough room for 2 or 3 tenants depending on the space required. The owner is in talks with two possible tenants. The first potential tenant would be an after-school soccer development program and the second potential tenant would be an art business. There is interest in adding another food service tenant to the site but the previously mentioned issues with sewer capacity have to be resolved first.
